2 Discuss any additions, alterations, upgrades (permitted and not) and their financial impact on the final price of your home.

3  Provide in-depth comparative market analysis to identify your competition.

 
4  Provide in-depth consultation to assist in determining appropriate market price. 


5   Provide in-depth consultation to assist in determining potential strengths and weaknesses of negotiation.

 

6 Prepare sellers or buyers net income sheet to determine amount of money you can expect after costs … I will put more money in your pocket!


7 Detail how the Tarbell Synergy Approach will benefit you … Tarbell Realtors, Hartford Escrow, Landwood Title, Mission Hills Mortgage and Tarbell Insurance Services.


8 Provide in-depth consultation on staging the property for successful showings.


9 Discuss and explain the Agency Law and how it will protect you.


10 Discuss and explain the Listing Agreement and detail the commission structure.


11 Discuss and explain all legal seller transfer disclosures and questionnaires.


12  Fill out all supporting paperwork accurately and completely. 


13  Install "For Sale" sign. 

14  Install electronic and or combination "Lock Box" and explain the new safety features.


15 Perform Broker load of your property information to Tarbell Realtors.


16 Submit your property to our International Relocation program for possible suitors.


17  Submit your property information to Multiple Listing Service and Internet (i.e. Orange-county-homes.com, Tarbell.com, MLSforhome.com, Realtor.com, Homeseekers.com, Homes.com). 


18  Supply you with MLS, Internet and additional published advertisement printouts. 


19  Submit Virtual Tour Internet and Photo Appointment (if appropriate).

 
20  Publish your home on my personal Web site and include it in the “Featured Listings” section.


21   Distribute listing information to all Tarbell offices.


22   Distribute at least 500 "For Sale" announcements of your home to your neighborhood and surrounding areas.


23  Submit a photo and description of your property for Tarbell photo advertisements.


24  Advertise your home in local newspapers and publications. 


25 Schedule Office Caravan (first Tuesday following listing date) and distribute house flyers to all local agents.

26  Schedule Broker Open (first Thursday following listing date) and arrange catering. 


26 Present your home at the Local Association of Realtors weekly meeting before all present brokers.


27  Schedule weekend Open House with buyer register feedback forms.


28  Promote your property enthusiastically at weekly (every Tuesday) office meetings.


29 Collect all sales associate and Broker business cards from all showings.


30 Collect and explain all Supra-eKey electronic sales associate and Broker entry access logs.


31  Discuss and explain all sales associate and Broker comments with you.

40  Promptly coordinate the scheduling of disclosure documentation and facilitate the transfer of such forms to the appropriate parties.


41 Coordinate Termite and Home Inspections and the receipt of all documentation into escrow.


42  Advise you on the progress of escrow and closing procedures.


43  Assist you as well as the Buyer/Buyer's Agent in satisfying escrow requirements.


44  Assist you in locating and purchasing your new home.


45 Coordinate Appraisal appointment and provide documentation supporting our price objective.

46 Coordinate lender approval and contingency removal for your protection.


47 Schedule escrow appointments for signing and notarizing all documentation.


48 Provide FREE homeowners insurance quote through Tarbell Insurance Services.


49 Coordinate the order of the appropriate Home Warranty coverage.


50 Advise sellers and buyers as to the transfer of Utilities services from one party to the other.


51 Schedule final walk through inspection or provide appropriate waiver(s).


52 Coordinate move dates with sellers and buyers.


53 Communicate time of funding and recording of transfer of property.


54 Arrange transfer of house and association keys and garage remotes.


55 Record and close escrow.


56 Input SOLD status the MLS and all subsequent website advertising.


57 Collect final closing statements and checks (where applicable) and deliver them to you.
